Job Description

Dakota Partners a real estate developer and builder involved in the development of workforce housing communities utilizing the Low-Income Housing Tax Credit program as well as other state and federal financing projects for both ground up construction and rehabilitation of existing historic structures throughout New England and the mid-Atlantic state seeks a Project Coordinator for Development.  

The successful candidate will have 1 to 4 years’ experience successfully managing residential/multifamily development and/or commercial real estate development.  Prior involvement in or demonstrated commitment to affordable housing development preferred.  A Bachelor's degree, preferably in a related field or equivalent in work related experience.   Strong communication skills (written and verbal) along with analytical and research skills a must.  Must be very organized with excellent time management and multi-tasking skills to meet required deadlines.  Flexibility and adaptability critical to handle and complete a wide variety of tasks.  Excellent MS Office skills [Excel, Word, and PowerPoint] needed.

Duties and responsibilities shall include assistance with the following:

  • Site search and analysis of potential properties which fit company’s criteria for acquisition in conjunction with the VP Acquisition Development;
  • Evaluate project feasibility and due diligence process in conjunction with the VP Acquisition Development or Development Project Manager;
  • On occasion, assist in obtaining local municipal project approvals, including occasional evening meetings;
  • Project reports: appraisal, title, market study, environmental, etc.;
  • Financial budgeting and analysis of both hard and soft costs and operating budgets in conjunction with the VP Acquisition Development;
  • Coordination of Architectural/Engineering team to prepare plans and specifications in conjunction with the Development Project Manager;
  • Preparation of Multi-State Tax Credit Applications for selected projects in conjunction with the VP Acquisition Development;
  • Financial closing of tax credit projects with State agencies and financial institutions in conjunction with the VP Acquisition Development or Development Project Manager
  • Managing pre-development and development phases of selected projects conjunction with the VP Acquisition Development or Development Project Manager;
  • Preparing monthly funding draw requests in conjunction with the Development Project Manager;
  • Coordination of lease-up process and transition of project to asset management.

Our Ideal Candidate:

  • A minimum of 1 to 4 years of professional experience in real estate development and/or design and construction industry;
  • Prior experience or involvement in affordable housing or related housing development;
  • Bachelor degree preferably in a related field or equivalent in work experience;
  • Strong financial budgeting and analysis skills;
  • Ability to learn to read and understand architectural, MEP and civil drawings;
  • High level of organizational skills;
  • Extraordinary follow through;
  • Able to work independently;
  • Clear and concise communications skills (both written and oral);
  • Excellent interpersonal skills and ability to contribute energy, creativity, and humor to work;
  • Strong knowledge of MS Office Suite.
