ORGANIZATION OVERVIEW

Plymouth Housing Group has been providing permanent supportive housing in Seattle for 37 years. Plymouth owns, operates, and provides services to 14 buildings with more than 1,000 affordable apartments in and around downtown Seattle. Plymouth plans to add 300 new apartments within the next 5 years and is exploring large scale mixed-use projects to achieve this goal. About a 100 of these new apartments will be provided in the first all affordable residential high-rise building on First Hill. JOB SUMMARY

The Real Estate Development Associate assists with all aspects of planning, development and construction for Plymouth Housing Group’s new construction, rehab, and capital improvement projects. The position also coordinates real estate projects across departments at Plymouth Housing Group.

 

ESSENTIAL JOB FUNCTIONS:

  • Manages projects, including working with and coordinating contractors, vendors, and internal staff.
  • Obtains bids and proposals from vendors and contractors.
  • Tracks costs and processes draws and invoices.
  • Monitors pay applications and construction submittals

Assists with all facets of:

  • Site selection.
  • Development of project budgets.
  • Preparation of funding applications.
  • Design development.
  • Underwriting and financing closings.
  • Construction management.
  • Development closeout.
  • Evaluating building needs by researching work history, physical assessments, etc.
  • Tracking capital needs and building energy performance across the portfolio.

Other responsibilities include:

  • Prepares written materials (correspondence, memos budgets, schedules, etc.) for the purpose of documenting activities, and providing timely reference information.
  • Performs other work-related duties as assigned.

Required Skills

ESSENTIAL JOB QUALIFICATIONS:

Education: Bachelor’s degree in Public Policy, City Planning, Finance, Construction Management or equivalent.

Experience: One year of experience in real estate development or construction.

Licensure/Certification:   N/A

Other Qualifications:

  • Commitment to the mission of Plymouth Housing Group.
  • Proficient and experienced with Microsoft Office applications; particularly Word, Excel, and Outlook, and project management software. Must be able to work efficiently and effectively with customized databases and technology, and conduct Internet research.
  • Strong written and verbal communication skills.
  • Strong analytical skills.
  • Detail oriented and excellent organizational skills.
  • Strong problem-solving, time and project management skills.
  • Knowledge of all phases of housing development including: federal, state and local programs and regulations regarding the development of affordable housing; principles and practices of the real estate field; and construction and construction budgeting.

Preferred Qualifications:

Graduate degree with in a related field preferred.
