Massachusetts Housing Investment Corporation (MHIC) is a leading private investment and lending institution that specializes in financing affordable housing and community development throughout New England. Created as a non-profit in 1990 by a consortium of banks in partnership with community leaders, MHIC fills a critical gap in meeting the credit needs of affordable housing developers and other participants in the community development industry. Since its inception, MHIC has deployed over $3 billion of capital to support its financing activities to nearly 600 projects throughout New England. MHIC has successfully competed for New Markets Tax Credits (NMTC) since program inception receiving awards from the CDFI fund in 13 of the 15 competitive rounds for a total allocation of $907 million.
MHIC initially focused on providing loans to affordable housing sponsors. It then expanded to raising capital to acquire Low Income Housing Tax Credits (LIHTC) from developers and distributing the credits and other tax benefits to investors. It continues to offer multi-investor and separate account LIHTC funds and a loan pool for construction and acquisition lending. MHIC expanded its product lines in 2003 to include the New Markets Tax Credit program, and again in 2008 with the Neighborhood Stabilization Loan Fund. In 2014, it launched the Healthy Neighborhoods Equity Fund (HNEF) providing patient capital for transformative mixed-use projects in low- and moderate-income communities. MHIC continues to innovate and deliver private capital in ways that are prudent for investors, support project sponsors, meet community needs and improve neighborhood health, enhance community pride and resident well-being.
THE ROLE
The Strategic Marketing Officer is responsible for all functions related to the marketing and branding of MHIC. The hands-on, growth-oriented role will be responsible for working with MHIC staff to ensure that MHIC’s customers, investors, and partners understand the value of MHIC’s financing products. The Strategic Marketing Officer will coordinate MHIC’s various marketing activities, including: (a) ensuring that MHIC’s various financing products are well understood and accessible to customers (and potential customers); (b) identification of unmet capital needs in the communities that MHIC serves; (c) ensuring that MHIC’s investors see the value and impact of their investment in MHIC’s various programs; (d) building partnerships with public agencies, community-based organizations, developers, investors, advocates and others; and (e) working with our partners to add value to the affordable housing system. The Strategic Marketing Officer will be responsible for ensuring that MHIC’s brand is well understood, consistent with the company’s vision, and responsive to evolving needs. The Strategic Marketing Officer will coordinate and mobilize marketing efforts by the entire MHIC staff.
Key Responsibilities include:
- Manage MHIC’s website, its design, usability, and content.
- Manage external communication, such as press releases, email newsletters, etc.
- Manage MHIC’s social media presence.
- Support MHIC’s relationships with external stakeholders (developers, investors, community organizations, etc.) to identify potential projects and unmet financing needs in the community development marketplace, demonstrating the value of MHIC’s financing.
- Manage the preparation and production of MHIC’s Annual Report and other publications.
- Develop information graphics for use across departments; develop templates for presentations, Board and Committee meetings, and the company’s Annual Meeting.
- Organize structures to ensure that all MHIC staff participate in marketing MHIC to our customers, investors, and partners.
The Strategic Marketing Officer will also:
- Coordinate MHIC’s participation in events, such as ground breakings and project openings, including preparation of speaking points where appropriate.
- Prepare ads and notices for events that MHIC sponsors.
- Manage photography and cataloging of project and event photos
- Participate with various organizations (CHAPA, MACDC, etc.) to link MHIC’s financing to broader community goals.
- Keep MHIC staff informed of programs, events, and activities relevant to our missions.
- Collaborate with public agencies, other lenders, and other financing entities involved in the affordable housing and community development industry.
- Participate in the preparation of applications for financing from the CDFI Fund (such as New Markets Tax Credit allocations, Financial Assistance, or Capital Magnet Fund) and other opportunities as they arise.
- Take initiative and exemplify motivation to work towards MHIC’s mission.
Desired Experience and Qualifications:
- Excellent writing skills.
- Excellent interpersonal skills and the ability to communicate effectively with external and internal parties.
- Self-motivated and strong self-starter, pro-actively taking initiative to make consistent progress and achieve results.
- Excellent computer skills with an ability to manage website and social media platforms.
- Ability to prepare effective presentation graphics for the website, for Board and Committee presentations, and for ads and notices.
- Minimum of two years’ experience in marketing, website design, community development, non-profit communication, or related field.
- Familiarity with affordable housing and community development concepts.
- Ability to manage and effectively prioritize simultaneous and competing activities and demands. Exhibit excellent organizational skills and meet deadlines.
- College degree preferred.
