Property Manager

Position Summary – The primary role of the Site Manager is to oversee the day-to-day operations of the rental office for a subsidized elderly development. 

Required Qualifications – High School diploma or equivalent.  Knowledge of HUD Section 8 regulations.  PC proficiency.  Strong interpersonal skills including having a helpful and patient nature.   Ability to work independently and as part of a team.  Ability to communicate clearly both orally and in writing, particularly during emergencies.  Clean and professional presentation.   Ability to focus on details and multitask as situations demand.  Effective organizational skills.  

Preferred Qualifications – Prior experience in property management.  Experience with the elderly.  Supervisory experience.  Experience using HUD compliance software.

Job Responsibilities

  1. Perform all rental activities, i.e., show apartments, interview prospective residents, perform landlord checks, verify income for eligibility and prepare leases, required Section 8 forms, etc.
  2. Maintain and update waiting list.
  3. Orient new residents to the Colony Retirement rules and regulations.
  4. Prepare bills, collect and record rents and other charges, process refunds.
  5. Prepare monthly reports, maintain files.
  6. Work with maintenance staff including maintain work order log.
  7. Maintain petty cash.
  8. Communicate with residents as needed, including notifying residents of any areas of non-compliance with the lease.
  9. Maintain the key box and ensure that it is adequately safeguarded.
  10. Process certifications and annual recertifications according to HUD guidelines.
  11. Supervise site staff. 

Work Conditions/Physical Demands

37.5 hours per week. Hours during typical business hours (9am-5pm).  Occasional need for additional hours.  Excellent benefits.  Salary commensurate with experience.
