Most recently, Way Finders provided affordable housing for low-income families with the completion of Live 155 and The Lumber Yard in Northampton and will soon complete construction of Library Commons in Holyoke.

We employ individuals with a strong commitment to excellence, a collaborative nature and the desire to make a difference. Way Finders currently has an exciting opportunity for a Property Manager in our Northampton Portfolio. The Property Manager is responsible for the overall financial performance, program compliance, quality assurance, physical condition, tenant satisfaction, supervision and development of personnel, and liaison functions of assigned properties to achieve the goals of the Property Management Department. This position requires compassion for residents, including elders and persons with disabilities, while ensuring compliance with rules and regulations. 

Responsibilities Include:

  • In cooperation with the Vice President, establish property performance goals;
  • Develop and adhere to annual operating budgets for properties;
  • Manage and regularly monitor the overall financial and operational performance of assigned properties to meet all established goals;
  • Maintain occupancy goals through the development and implementation of comprehensive marketing and tenant retention plans;
  • Ensure properties are in compliance with all state building and sanitary codes, and owner or funding source requirements;
  • Recruit, orient, and train staff.  Monitor and evaluate performance and staff development to foster teamwork and collaboration in order to ensure the achievement of established property and department goals;
  • Ensure all required repairs, apartment turnovers, and capital needs improvements are completed in a timely manner.  Work collaboratively to obtain bids, quotes, specs, etc.;
  • Provide effective tenant orientation, communication, and problem solving that achieves a high level of tenant satisfaction;
  • Provide accurate and timely reports, communication, and liaison to the Asset Manager and other internal staff, reporting agencies, as well as to tenant associations, boards, and entities;
  • Initiate and maintain effective relationships with local, state, and federal officials, funding sources, housing authorities, and internal staff;
  • Follow agency and department policies and procedures, maintain an up-to-date operations and regulation manual for each property;
  • Contribute to the planning, design, and development of new rental properties or initiatives and work effectively and cooperatively with the Real Estate Development department and Asset Manager;
  • Proactively identify and inform the Vice President and/or the Senior Vice President of any significant fiscal, funding source or owner, legal, staff performance, or other issues that may adversely affect the Agency;
  • Remain current with funding source regulations, affordable rental housing trends, tenant rights and reasonable accommodation and other policies, property management codes and regulations to ensure compliance;
  • Perform other duties as assigned.

Strong candidates will have a four year degree, and a minimum of 5 years' property management experience, excellent communication and organizational skills and a commitment to high quality resident/customer service. Must be proficient in Microsoft Office. Experience with Voyager by Yardi, low-income tax credits, Rural Development, and HUD program preferred. Salary range $47,305 - $60,314 depending on education and experience.
