Job Description

The Somerville Community Corporation (SCC) is seeking an experienced Maintenance Technician to support the operations of our “100 Homes” scattered-site portfolio. This portfolio consists of 117 affordable residential units in 21 different properties across the city of Somerville and is expected to expand in the coming years. Candidates are expected to possess significant experience in all facets of property maintenance and undertake routine, preventative, and emergency maintenance duties. The Maintenance Technician will report directly to the Senior Property Manager.

Core Responsibilities:

  • Respond to all resident maintenance requests in a timely and comprehensive manner. Track outcomes of work order requests and follow up as necessary.
  • Respond to emergency maintenance requests outside of normal business hours.
  • Survey buildings and track/address preventative repairs that will keep properties in good condition. Maintain site and exterior of properties.
  • Repair mechanical, electrical, HVAC, and plumbing systems to ensure they are functional and consistent with health and safety standards.
  • Repair appliances and replace when necessary.
  • Perform carpentry and related repairs as needed (fix locks, replace windows, paint, etc.)
  • Inspect alarm systems (fire, protection) and schedule repairs when needed
  • Help prepare empty apartments to be ready for next round of tenant move-ins
  • Schedule, coordinate, manage, and review work by third-party vendors, including for landscaping, pest control, snow removal, and larger renovation work/capital improvements.
  • Provide site access and attend inspections

Skills/Knowledge:

  • Proven experience as a maintenance technician, preferably for affordable housing
  • General knowledge of electrical, plumbing, appliances, HVAC and carpentry
  • Knowledge of general maintenance processes and methods
  • Ability to take initiative and problem solve
  • Working knowledge of tools, common appliances and devices
  • Good physical condition, strength, and manual dexterity with a willingness to work overtime
  • Strong communication, customer service, organization, and record-keeping skills with great attention to detail
  • Ability to manage third-party vendors

Necessary Qualifications:

  • High School diploma or GED
  • 1-3 years of related experience
  • Basic familiarity with computers
  • Availability for on-call activity during off hours for urgent needs, including evenings, weekends, and holidays.
  • Access to reliable personal vehicle and valid driver’s license
  • Personal inventory of tools and equipment
  • CPO certification a plus
  • Spanish language skills a plus
  • Experience with Yardi a plus

Compensation/Benefits:

Salary is competitive and commensurate with experience. SCC provides a competitive benefits package including paid time off, medical, dental, vision, and life insurance, and a 401k plan. SCC staff members are expected to work 37.5 hours/week plus daily 30 min lunch breaks. Evening and weekend work should be expected for urgent repairs and will be compensated as overtime.
