Job Description

Position Description:

We are seeking a dedicated mission driven Development Project Director to join our Waltham based real estate development team and support efforts to grow our portfolio of affordable and mixed-income housing developments throughout the North East United States.  This individual will have responsibility for implementing real estate development projects from initial conception, closings through construction to rent-up, stabilized occupancy, 8609 issuance and delivering quality finished products on schedule and within budget.

Essential Functions:

  • Strategic positioning and management relationship.
  • Development Lead Initiation - site analysis & selection, financial feasibility, schedule & budget, and secure appropriate local support.
  • Pre-development & Development determination - financial structure, funding commitments, cost estimates, establish project pro forma, and due diligence.
  • Prepare RFQ/RFP to engage consultants (architect, civil engineer, historic consultants etc.)
  • Lead or provide peer review in the structuring, assembly, review of funding applications and managing the closing
  • Oversee all appropriate public and community meeting processes with the VP of Development.
  • Oversee project design and construction to ensure the timeliness, quality and cost effectiveness of all associated activities.
  • Oversee local approvals, including zoning with the VP of Development.
  • Coordination with internal teams, including Asset Management and our 3rd party Management Company throughout development process.
  • Process and track development expenses with Project Accountant.

The ideal candidate will have experience with development of mixed finance transactions, with an ability to successfully drive and close these transactions.  Must have ability to manage all elements of a project, from project conception and creating a successful application for project financing to managing construction and lease up calls.  Experience with:

  • Large and moderate scale residential real estate development
  • Managing a project development team of various consultants
  • Transaction structuring
  • Public/private financing (4% and 9% LIHTC) and developing budgets
  • Understanding regulatory issues and permitting processes

Bachelor’s degree required.  Affordable housing experience strongly preferred along with minimum of ~3-5 years of relevant experience.
