Job Description

Affirmative Investments, Inc. is a mission-driven real estate development and consulting firm that works with non-profit organizations, public agencies and socially impactful for-profits to develop and finance affordable housing, housing with services, and economic development projects including community health centers, charter schools and urban supermarkets. Most of Affirmative’s projects entail complex, multi-tiered financing—including Historic, New Markets and Low-Income Housing Tax Credits, tax-exempt financing, and public and private grants and loans—in order to achieve affordability. The Associate Project Manager should have a commitment to community development and strong mathematical, organizational, writing, presentation and interpersonal skills.  Ability to successfully multi-task and manage time efficiently required.  Graduate degree strongly preferred.  Experience in planning, community development and/or real estate required although degree does not need to be in one of these areas. 
 
Specific responsibilities include the following:
 

Project Management
Assist team with various phases of the development process, including project structuring, selection of development team members, obtaining site control, zoning and permitting approvals, community process and oversight of design and construction professionals.  APM will assist in preparing proposals, presentations and reports and assist in managing communication and record keeping.  Position will be more weighted towards real estate development with the goal of the APM feeling confident attending and representing Affirmative at design/construction meetings independently.

 

Financial Consulting Services
Assist team with feasibility analysis, preparation of financing applications and requests for financing from banks/investors,  requisitioning, preparation of operating and development proforma, coordination with other consultant team members, review of legal documentation, working with equity investors on tax credit syndication, and coordination of closings.
