Job Description

Metro West Collaborative Development (Metro West CD) seeks a full-time Asset Manager to join our collaborative team of housing professionals and oversee our growing portfolio of affordable housing developments. The Asset Manager will report directly to the Chief Operating Officer and will play a key role in shaping the future of the organization and ensuring quality of life for our residents.  

The Organization

Metro West CD is a non-profit community development corporation (CDC) formed in 1991 to address the shrinking supply of affordable housing in communities west of Boston.  Our CDC is involved in many facets of affordable housing including development, advocacy, public policy, affirmative marketing, eligibility certification, and housing search assistance.  Metro West CD has developed 123 units of affordable housing to date (in Watertown, Medway, Newton, and Norwell), has an additional 44 units in construction in Medway, and 115 units in predevelopment in Hudson, Newton, and Natick.  For more information on our work, please visit www.metrowestcd.org.

The Position

We are seeking an experienced housing professional to oversee our growing portfolio of properties, including its operations, its financial condition, and the work of our third-party management companies. They will also work with our real estate development team to ensure a smooth transition to operations and will supervise our Resident Services Coordinator. 

Specific duties and responsibilities will include:

Portfolio Management 

  • Oversee portfolio operations.
  • Analyze monthly operating reports to ensure adherence to performance objectives.
  • Meet with Property Management staff for reviews and site visits, at least monthly. 
  • Act as primary liaison with our investors, limited partners, lenders, and funding agencies for portfolio operations.
  • Coordinate the timely review, approval and submission of property budgets, compliance reports and inspections as may be required.
  • Create and maintain deal books and asset management plans. 
  • Establish metrics, benchmarks, and goals for the properties and the portfolio.
  • Ensure compliance with Fair Housing standards.
  • Ensure properties have adequate and effective insurance and tax abatements are filed as needed.
  • Participate in and prepare materials for quarterly Asset Management Committee meetings.
  • Work with accounting staff to coordinate the preparation of annual financial audits, tax filings and other reports required by investors and lenders.
  • Work with Property Management and the Real Estate team to develop capital need plans and assist with implementation.
  • Track replacement reserves to ensure sufficient funding for capital improvement implementation.
  • Lead and coordinate with Property Management to implement green energy initiatives to lower carbon emissions and improve efficiency at our properties.

Resident Services

  • Oversee the work of the Resident Services Coordinator (RSC).
  • Support the RSC with the goal of maintaining stable tenancies for the residents.
  • Work with the Executive Director and RSC to build relationships with service partners and negotiate and monitor supportive service contracts. 

Real Estate Development Coordination 

  • Collaborate with the Real Estate team on pipeline projects by providing feedback on design, operating budgets, support services, and management plans. 
  • Serve as liaison between property management, relocation consultant, and residents for renovation projects.  
  • Facilitate lease up and the transition from development to stable operations.

Additional Responsibilities

  • Participate in ongoing racial equity training with Metro West CD staff.
  • Take an active role in promoting equity in Metro West CD communities and implementing the Racial Equity Pledge.
  • Other projects and duties as assigned by the Executive Director and/or Chief Operating Officer.

Our Ideal Candidate

Our ideal candidate will be passionate about affordable housing in smaller and suburban communities and interested in growing with a regional scale nonprofit. They will be a flexible, hands-on team player who brings experience in property and/or asset management.

Desired Skills and Qualifications

  • Bachelor’s Degree preferred, and/or at least 3-5 years’ equivalent work experience in property management or asset management in a nonprofit, public agency, private lender or investment firm, or property management company.
  • Knowledge of affordable housing marketing and fair housing compliance.
  • Familiarity with affordable real estate finance programs, including the Low-Income Housing Tax Credit.  Experience with Massachusetts programs a plus.
  • Proficiency in reading property audits, budgets, and real estate loan documents. 
  • Working knowledge of HUD subsidy programs including Project-Based Section 8, Project-Based Voucher, and Housing Choice Voucher programs.
  • Ability to work independently as well as collaboratively.
  • Strong verbal and written communication skills.
  • Excellent organizational and time management skills.
  • Experience working with diverse populations.
  • Ability to manage and adjust workplan to fast-paced deadlines.
  • Exceptional attention to detail.
  • Strong Microsoft Office skills including use of Excel.

Salary and Benefits

Salary: Our salaries are competitive and commensurate with experience. The salary range for this position is $90,000 to $105,000.

Work Schedule: Monday- Friday, generally 9-5. This is a full-time, 40 hour/week position, although we would consider a less-than full-time schedule for a highly qualified applicant.  This position will require at least one day per week in the office, and a minimum of one site visit to each property each month.  Occasional evening meetings might be required. 

Transportation:  Must have a valid driver’s license and reliable vehicle to attend conferences, trainings, and meetings at other properties as required.
