Location: Boston, MA (Hybrid)

Massachusetts Housing Investment Corporation (MHIC) seeks an Asset Management Analyst to support its portfolio of products. The Analyst is part of a cross-functional team that analyzes and evaluates assets, portfolios, transactions, and organizations on behalf of its clients. Reporting to the Director of Asset Management, the Asset Management Analyst will play an important role in asset managing a diverse portfolio of Housing Tax Credit, Historic Tax Credit, New Markets Tax Credit, Healthy Neighborhoods Equity Fund, Loan, and other assets. The key responsibilities are to provide analytical support for Asset Management Officers and the Director of Asset Management, support asset management systems, and oversee an assigned portfolio.

Responsibilities:

 

  • Prepare financial analyses and projections for individual multifamily and commercial assets, as well as portfolios comprised of numerous assets, to estimate stabilization gaps, ongoing cash flows, and refinancing and disposition projections.
  • Analyze and evaluate information and review partnership documents to support a number of traditional asset management functions such as releases of capital installments, estimates of tax credits and losses, reserve use, and partnership requests.
  • Assist Asset Managers with preparation of regular performance reports for investors.
  • Monitor the progress of properties through construction, lease up, and stabilization, analyze operating and compliance issues, and intercede as necessary to ensure the delivery of benefits to investors across an assigned portfolio.
  • Review and monitor operating reports, annual audited financial statements and tax returns to evaluate asset performance.
  • Prepare written internal and external reports such as risk assessments, watchlist write-ups, management plans, operational analyses, and routine updates.
  • Conduct site visits to evaluate property management, property marketability and market positioning, program compliance, and physical condition of properties.
  • Review tenant files and evaluate compliance with Section 42 requirements.
  • Coordinate dispositions of assets within assigned portfolio.
  • Develop analytical frameworks for modeling and finding solutions for operational, tax, and financial problems.
  • Ensure the timely receipt and integrity of asset information collected and stored in Company database.
  • Interface with clients, general partners, property managers, accountants, lender representatives, public agency partners, and other third parties.
  • Perform credit analysis of borrowers, guarantors, and general partners/managing members.
  • Assist Asset Managers with new project review and set up.

 

The Asset Management Analyst is expected to execute daily duties independently with supervision, and report regularly to the Director of Asset Management.

 

Qualifications:

  • BS/BA degree in business, finance, real estate, or a related field is required.
  • At least 2 years’ real estate asset management or related financial experience.
  • Excellent organizational, analytical, and interpersonal skills and the ability to communicate effectively in person and in writing with colleagues and external partners.
  • Excellent computer skills and proficiency in financial analysis and spreadsheet modeling.
  • Ability to work well with others and thrive in a collaborative, team-based, dynamic environment, with a willingness to support team however and whenever needed to achieve team goals.
  • Flexibility and an ability to manage conflicting priorities.
  • Prior exposure to the Section 42 (LIHTC) program or other affordable housing financing programs preferred.
  • Valid driver’s license for travel to site visits and meetings.
