Reports to: President of 360 Property Mgmt Exempt/Non-exempt: Non- Exempt Salary Range: Salary to be negotiated based on skills and qualifications Expiration Date: Open Until Filled SUMMARY: 360 Management Group, Co. 360 Management is a new, non-profit 3rd party management company with 1000+ units under management and 10+ employees and projected revenues of $X million in 2018. We are an instrumentality of Elm City Communities d/b/a the Housing Authority of the City of New Haven established primarily to manage mixed income and Low Income Housing Tax Credit multifamily developments completed by the Glendower Group (another Elm City Communities Instrumentality). Our mission is to make sure that affordable housing units are preserved and to create stable, safe, professionally managed and respectful environment for individuals and families to live. . Over the next 36 months 360 Management seeks to increase the number of units under management by 100% and increase gross revenues to $x per year. Senior Vice President of 360 Management Group, Co The SVP of 360 Management Group, Co. will oversee all operational and administrative functions for 360 Management Group including leasing activities, finance, compliance and maintenance. The SVP of Property Management will be responsible for building and managing a team of property management, compliance and maintenance professionals committed to achieving and maintaining high standards for the development that they will be managing and the residents that will be served. The SVP of 360 Management must have strong leadership stills and ability manage and resolve all site, staff and resident related issues. The SVP of Development should be familiar with housing management, budgeting, housing agency regulations, specifically Low Income Housing Tax Credit, RAD and HUD related program requirements. Further, this individual must have the demonstrated capacity to work as an active member of a team comprised of on-site and off-site human service providers as well as an active resident community, to participate in joint decision-making processes and to balance competing objectives. Position will report to the President of 360 Management Group. Position will interface with owners and investors and should be responsive to the unique needs of various parties. ESSENTIAL DUTIES: 1. Manage the day-to-day operations and maintenance of a portfolio of Low Income Housing Tax Credit and affordable housing units within greater New Haven 2. Work with and develop an outstanding team of property management professionals 3. Maintain established occupancy standards for the portfolio 4. Negotiate and overseeing vendor services. 5. Develop and maintain financial goals established for the portfolio 6. Direct the activities of in-house site maintenance, property management, compliance, leasing and administrative staff and evaluate their performance. 7. Work with Property Managers to implement short‐ and long‐term marketing plans to achieve and sustain occupancy goals 8. Review, analyze, and report on the financial and operational performance of the property and participating in meetings with senior management regarding the same. 9. Preparing reports and analyzing data in order to make appropriate recommendations and conclusions. 10. Attention to resident concerns and overall resident satisfaction for the property. 11. Implementing and enforcing community policies. 12. Preparing annual property budgets, including identifying capital improvements. 13. Supervising the invoicing and collection of all rents and other charges. 14. Ensuring compliance with codes and regulations as well as recommending legal actions for violations of leases or contracts. KNOWLEDGE, SKILLS, ABILITIES: 1. Must be familiar with housing management, budgeting, housing agency regulations and if applicable, the Low Income Housing Tax Credit Program, and other Federal and State Housing programs. 2. Must possess strong organizational and management skills. 3. Demonstrated ability to work as a critical member of a team that is committed to building strong communities. 4. Proficient with Microsoft Word Excel and some knowledge of Elite other property management software. 5. Excellent verbal and written communication skills. 6. Self-motivated, flexible, and detail oriented. 7. Ability to interact effectively with persons of all ethnic and educational backgrounds to include listening, sensitivity to other’s feelings, needs and point of view. 8. Tact and courtesy in all interactions. 9. Valid Connecticut Drivers License. EDUCATION AND EXPERIENCE: Master’s degree in related field (Business Administration, Real Estate or Public Administration preferable) preferred, or Equivalent knowledge or experience. Five (5) years experience in affordable, LIHTC and Section 8 housing. Experience as a manager or assistant manager of a public or private housing with responsibilities for leasing/admission, maintenance, management of administrative, maintenance or contract employees, or an equivalent combination of education and experience. Certified Property Manager preferred. Section 42 certification required.
