Merrimack Valley Housing Partnership’s Project Genesis is a comprehensive series of training seminars for first-time homebuyers. Over 19,000 families have completed the training. Project Genesis is a comprehensive series of training seminars for first-time homebuyers. The course consists of 10 hours of instruction over four evening sessions. The course topics include an overview of the home buying process, mortgage application process, down payment assistance programs, legal aspects of purchasing, home inspections, household budgeting, building good credit, insurance requirements, multi-unit housing options, responsible homeownership, and more. MVHP staff, as well as several volunteer professionals, teach the program. Instructors include lenders, attorneys, home inspectors, real estate brokers, and others. Upon completion of the program, graduates can meet individually with MVHP's HUD Certified Home Buyer Counselor to address their readiness to purchase and address credit concerns, budgeting, or any issues pertinent to their situation. These meetings are free of charge. We offer pre-purchase classes in English, Spanish, and Khmer. The certificate from the class provides access to MHP One Mortgage and MassHousing loans as well as city and statewide down payment assistance programs based on eligibility. Certificates are good for 1 year and renewable for a 2nd year free of charge. We offer a monthly landlord training class which is accepted by MHP and MassHousing in fulfilling their requirements for buyers purchasing 2-4 family homes.
