ASSISTANT DIRECTOR (Homebuyer Services)
City of Boston
04/01/08 Under the direction of the Deputy Director for Homebuyer Services, the incumbent is responsible for overseeing homeownership education, counseling, financial assistance, property marketing, foreclosure prevention and outreach programs. Duties include, but are not limited to: supervising Senior Program Managers; developing, implementing, and overseeing policy guidelines and management controls; preparing, overseeing and monitoring budgets; overseeing contracts, grant agreements and MOA’s; overseeing homeownership programs and progress, performing special projects, initiatives and trainings; maintaining records and preparing reports. .

Minimum qualifications include:
At least four (4) years experience in homeownership, residential housing and/or mortgage finance with a minimum of three (3) years in a supervisory role required. Demonstrated knowledge of homeownership programs, mortgage financing, foreclosure and credit counseling and residential real estate.

Senior Asset Manager

3/13/08 The Community Builders, Inc. (“TCB”) is a large, non-profit developer and manager of affordable housing based in Boston with properties in 14 states and regional hubs in Chicago and Washington, DC. TCB specializes in complex, mixed-finance projects, in particular those using HUD’s HOPE VI program.
Located in TCB’s Boston office at 95 Berkeley Street, the Senior Asset Manager will lead a team that has asset management responsibility for a portfolio of affordable housing properties, including the following primary responsibilities:
• Rating properties on a variety of dimensions (operational performance, physical condition, program compliance, and strength of market) • Projecting and working to increase cash generated from operations for payment of sponsor debt, fees, and cash flow distributions • Identifying properties as candidates for refinancing, resyndication, or other restructuring • Analyzing long-term property performance against projections • Identifying all reporting requirements and working with personnel responsible for report distribution to see that requirements are met • Reviewing and approving annual property budgets • Reviewing monthly operating statements • Reviewing tax returns and audits for portfolio properties • Collecting investor capital contributions • Monitoring and resolving property tax issues • Interacting with internal staff (including property management, accounting, development, finance, and senior management) and external parties (including investors, lenders, regulators, auditors, etc.) to achieve property goals • Working with the Director of Asset Management and others on process improvement projects within and outside the department Requirements: The position requires: a bachelor’s degree, a minimum of five to seven years of experience in affordable housing asset management, the ability to lead a team, and a very strong ability to work independently.

SENIOR PROJECT MANAGER

3/6/08 BBHNE is seeking an experienced Senior Project Manager to plan, develop and manage residential real estate projects. Responsibilities include preparing complex project budgets, assembling project funding, conducting negotiations, managing consultants, managing construction, and overseeing project marketing.
Desired qualifications include:
• Demonstrated experience in real estate development,
• Knowledge and experience in financial pro-forma analysis,
• Highly organized and proficient at preparing documentation and spreadsheets,
• Excellent computer skills including spreadsheet analysis, database management, and word processing,
