The Staff Accountant will be responsible for working with the Director of Finance, Executive Director, Department Managers and Loan Servicer. He/she will report to the Director of Finance. The critical work objectives are to manage all financial accounting/operations of the organization and manage all external accounts and relationships. The Staff Accountant will be responsible for providing excellent customer service. Success requires effective cross-functional management with members of other departments. The Staff Accountant will also be involved in projects which may require Excel skills, some cost/managerial accounting knowledge and ability to train other non-finance staff.
Qualifications: BS/BA preferred; Related experience preferred but not necessary; Knowledge of non-profit accounting standards, FASB 116 & 117 preferred but not required (will train); Knowledge of OMB regulations for non-profits, A-122, A-133 and A-110 preferred but not required; Excellent analytical and organizational skills; Excellent excel skills required; Willingness to be flexible and adaptable in a fast-paced environment; Team-player with a positive attitude and the ability to interact with all levels of the organization; Knowledge of MIP accounting systems a plus.

As a Loan Officer for the Home Ownership Center of Worcester, will assist customers in reviewing first and second mortgage loan products, provide guidance related to predatory lending, and assist customers with down payment assistance programs.
The overall outcome is to reach the lending goals of the identified funding sources and in making rehabilitation loans in the target markets. Candidate must have knowledge of mortgage products for first-time purchasers, skills in managing home improvement lending. Out-of-state training and flexibility regarding working hours is required.
Location: NeighborWorks® HomeOwnership Center of Worcester
Responsibilities: Assist in generating loan volume through building relationships with community organizations, lenders, realtors and other creative techniques and or initiatives; Screen potential clients and educate them about our loan process – demonstrated ability to relate well with prospective (low- to moderate-income) borrowers who face barriers in traditional lending; Collect all necessary documentation required including preparing a file for loan committee review, managing post loan documentation; to assist homeowners and homebuyers in securing financing to improve their homes.
Qualifications: Bachelor’s degree in a related business field, or equivalent combination of education and work experience; Two to four years’ professional experience in mortgage lending; Working knowledge of mortgage products; Working knowledge of loan process including originating, processing and servicing; Proficiency in computer software including Microsoft Office; Ability to handle multiple tasks while maintaining focus on priorities; Passion for delivering excellent customer service to enable homeowners to succeed in meeting their goals; Willingness to work evenings and flexible work schedule; Bilingual Spanish preference .

HUD Contracts Manager & Accountant

Responsibilities: The HUD Contracts Manager manages the HUD contracts which support various residential programs at Bay Cove. Day to day management of contracts and finances, including budget development, reporting financial performance monthly, and managing the annual audits of the HUD entities. Communicates with the HUD Project Managers to develop a positive and effective relationship, and to secure support fort the projects.
Qualifications: Ability to report financial performance of the HUD entities using "QuickBooks" at an expert level. Ability to analize project performance to predict trends and suggest improvements in project financial performance and outcomes. Financial Modeling
Assist President and Project Managers in developing financial and tax proformas to create investments and to analyze investment opportunities. An important new focus for Affirmative Investments, Inc. is the area of New Markets Tax Credits and the creation of leveraged investment transactions. The goal of the program is to deliver lower-cost capital to projects in Low Income Communities that serve Low Income Persons. In addition, Affirmative’s work in the area of affordable housing requires an integration of financial, development, political, tax and investment expertise to create sustainable projects that attract lenders and investors.
Financial Consulting Services
Assist Project Managers with feasibility analysis, preparation of financing applications, requisitioning, preparation of operating, development and tax proforma, coordination with other consultant team members, review of legal documentation, working with equity investors on tax credit syndication, and coordination of closings.
Asset and Money Management
Work with office bookeeper and outside comptroller to prepare and review quarterly financial reports for Affirmative entities, including limited partnership and limited liability corporations with outside investors. Manage ongoing relationships with outside investors. Work with President to track and manage multiple bank, reserve and investment accounts.
